If you are a Pinellas County homeowner and in need of non-emergency home repairs, you may qualify for Habitat for Humanity of Pinellas County Neighborhood Revitalization Program. The program is designed to offer homeowners home repairs in four essential repair categories: “Aging in Place” Modifications (ramps or accessibility upgrades designed to accommodate physical mobility limitations), Critical Home Repairs (roof replacement, plumbing, electric, structural repairs) Energy Efficiency Upgrades (insulation, HVAC) and Exterior Enhancements (paint, landscaping). Eligible homeowners will be provided a zero-percent interest loan to cover the cost of repairs, while the loan payment will be tailored to ensure affordability. Check for cracked housings on plastic roof vents and broken seams on metal ones. You might be tempted to throw caulk at the problem, but that solution won’t last long. There’s really no fix other than replacing the damaged vents. Also look for pulled or missing nails at the base’s bottom edge. Replace them with rubber-washered screws. In most cases, you can remove nails under the shingles on both sides of the vent to pull it free. There will be nails across the top of the vent too. Usually you can also work those loose without removing shingles. Screw the bottom in place with rubber-washered screws. Squeeze out a bead of caulk beneath the shingles on both sides of the vent to hold the shingles down and to add a water barrier. That’s much easier than renailing the shingles.

There’s nothing worse than starting a sink or toilet repair only to find that the shutoff valve won’t shut off. Some shutoff valves are easy to replace. For those that aren’t, turn off the main water valve, remove the packing nut, and then unscrew the stem and take it to the hardware store to find a replacement washer. Clean any grit out of the valve body and pop on the new washer. The valve will work like new.

For example, at higher latitudes, even a clean rain gutter can suddenly build up an ice dam in winter, forcing melt water into unprotected roofing, resulting in leaks or even flooding inside walls or rooms. This can be prevented by installing moisture barrier beneath the roofing tiles. A wary home-owner should be alert to the conditions that can result in larger problems and take remedial action before damage or injury occurs. It may be easier to tack down a bit of worn carpet than repair a large patch damaged by prolonged misuse. Another example is to seek out the source of unusual noises or smells when mechanical, electrical or plumbing systems are operating—sometimes they indicate incipient problems. One should avoid overloading or otherwise misusing systems, and a recurring overload may indicate time for an upgrade.

While you’re at it: Any appliance that uses water has a shutoff valve. But when valves go untouched for years, mineral deposits can make them impossible to close. Before that happens, locate the valves for your washer, ice maker, water heater, etc., and turn the handle (clockwise, about a quarter turn) every year or so (more often if your water is very hard), and then turn it back. Here are some ten-minute maintenance tasks you didn’t know you needed.
